30-day accounting month:
Disclaimer: This calculator is provided for general informational purposes only. Verify lease terms, day-count conventions, local requirements, and all figures before charging or paying prorated rent.
How it's calculated
Move-out rent covers the 1st of the month through the move-out date. Enter the last day rent is owed under the lease. That day is billed.
Prorated rent = monthly rent × billed days ÷ days in the month
"Days in the month" depends on the method you choose: the actual length of that month (28 to 31 days) or a flat 30. The result is rounded to the nearest cent only at the end, and half a cent rounds up. A move-out on the last day of the month isn't prorated under either method. The full month's rent is due.
Example: moving out on February 27
Monthly rent is $1,875 and the last day of rent is February 27, 2026.
- Actual days in month: 27 of 28 days. $1,875 × 27 ÷ 28 = $1,808.04
- 30-day accounting month: 27 of 30 days. $1,875 × 27 ÷ 30 = $1,687.50
With a February 28 move-out instead, the full $1,875 is due under both methods. Under the 30-day method, that one extra day adds $187.50.
Actual days vs. 30-day accounting month
Use whichever method your lease or company policy specifies. If neither says, settle it before you bill, because the two methods can produce noticeably different amounts.
- Actual days in month divides rent by the real number of days in the month.
- 30-day accounting month divides rent by 30 every month. A move-out on the 30th or 31st of a 31-day month is billed as the full month. In February 2026, a move-out on the 27th is billed as 27/30 of rent, and a move-out on the 28th is billed as the full month.
When the two methods give different totals, the result shows the actual-days amount for comparison.
Common questions
Is the move-out day charged?
Yes. The date you enter is the last day billed.
Does moving out early reduce the rent owed?
Not necessarily. This calculator works out rent through the date you enter. Whether rent is owed after that date depends on the lease and local law.
Is the result the refund amount?
No. It's the rent for the days billed. It doesn't account for rent already paid, deposits, credits, or fees.
